Introduction
JEPA Best Products SL, trading as Alarm-System.es, offers a unique €1000 burglary guarantee for customers in Spain with a fully installed outdoor detection system. This guarantee is aimed at Dutch-speaking, English-speaking, and German-speaking homeowners and applies under strict conditions, as outlined below. Not all properties are eligible, depending on their location.
1. Eligibility
- The guarantee only applies to customers who have had an outdoor detection system, including cameras, installed by JEPA Best Products SL, and only for properties at locations suitable for effective operation of the outdoor siren, as determined by JEPA Best Products SL. Highly isolated properties, where the outdoor siren cannot be heard by enough people to have a deterrent effect, are not eligible for the guarantee. The suitability of the location is assessed on-site during the installation consultation. JEPA Best Products SL reserves the right to refuse installation if the customer insists on an installation with the guarantee and the property is deemed unsuitable.
- The guarantee is only granted if the invoice from JEPA Best Products SL explicitly states: “€1000 Guarantee granted, installation compliant with conditions”. Payment of this invoice by the customer makes the guarantee legally binding. If the invoice does not contain this statement, it is assumed that the installation does not meet the conditions (e.g., due to a limited configuration, unsuitable location, or other reasons), and the guarantee cannot be claimed.
- The system must be maintained in accordance with our guidelines and be fully operational. This includes:
- Inspection of sensors, cameras, siren, and backup battery by JEPA Best Products SL, mandatory annually after the first 2 years of the guarantee period.
- Replacement of the backup battery every 4 years or upon defect, as indicated in the system manual.
- Installation of all software updates provided by JEPA Best Products SL within 30 days of receiving the update notification.
- No modifications, repairs, or maintenance by third parties without written permission from JEPA Best Products SL.
- Notification of defects, malfunctions, or damage to the system within 24 hours to JEPA Best Products SL via phone, email, or WhatsApp.
- Correct configuration of the system app on a smartphone with a working internet connection, notifications enabled, and sound activated to receive sabotage and burglary alerts, including power failure and offline alerts. The customer is responsible for maintaining these settings and responding promptly to alerts, as described in section 2.2.
- Keeping sensors and cameras free from obstructions (e.g., plants, dirt) and protecting them from extreme weather conditions.
- No modifications to the environment (e.g., garden, landscaping) that could interfere with the operation of sensors or cameras, without prior consultation and written approval from JEPA Best Products SL.
- The most up-to-date maintenance guidelines are available in our document “Maintenance Guidelines for JEPA Best Products SL Outdoor Detection Systems”, found on our website. Any provided paper version may no longer be current.
- The customer must accept and approve the full professional advice from JEPA Best Products SL regarding the required number of outdoor sensors and cameras, without budget restrictions. The guarantee does not apply if the customer opts for a limited installation (e.g., fewer sensors or cameras than recommended) or imposes a budget limit that could compromise the system’s optimal performance. This is confirmed by the guarantee statement on the invoice.
2. System Status
- The outdoor detection system, including cameras and siren, must be activated and fully operational at the time of the burglary, as confirmed by system logs or inspection.
- The system sends sabotage and burglary alerts, including power failure and offline alerts, directly via a notification to the customer’s smartphone, provided the smartphone is correctly configured with a working internet connection, notifications enabled, and sound activated. The guarantee does not apply if the customer ignores these alerts or fails to take demonstrable action as soon as possible, within a few minutes, to prevent a burglary. The customer must first check the camera footage via the system app to assess the current status of the property and then, based on this footage, make an informed decision about the following specific actions, depending on the type of alert:
- Intrusion alert: If the camera footage shows an active burglary, call the local police in the Spanish municipality from the Netherlands or another country and report an ongoing burglary; from Spain, call 112 immediately. No further action is required if the footage shows the intruder has fled.
- Power failure alert: Urgently notify the keyholder to inspect the property and restore the power supply (if not present) or restore the power supply themselves (if present). If the camera footage shows sabotage or suspicious activity, immediately notify the local police (from the Netherlands or another country) or call 112 (from Spain). Everything possible must be done to restore the power supply within 8 hours of the alert (e.g., via an alternative power source or restoration of the main power). The guarantee remains valid for up to 8 hours after the power failure, provided these actions are carried out, given the backup battery’s 8-hour operating duration.
- Jamming alert: If the camera footage shows suspicious activity, immediately notify the local police (from the Netherlands or another country) or call 112 (from Spain) to investigate who is using an illegal jammer in the garden or street. These alerts are always visible in the system app, even if the alarm is not activated.
- Offline alert or loss of ethernet/wifi: If the camera footage is inaccessible or shows suspicious activity, urgently notify the keyholder to investigate the issue; if suspicious activity is suspected, immediately notify the local police (from the Netherlands or another country) or call 112 (from Spain).
- Negligence is determined based on the system log file, which records the time of the alert, and the absence of demonstrable action within a few minutes, including checking the camera footage. Ignoring alerts, failing to check camera footage, or not receiving alerts due to incorrect smartphone settings is considered deliberate negligence by the customer.
- The guarantee does not apply if the system has recorded a low or nearly depleted battery alert and this status is current at the time of the burglary. The customer is responsible for promptly replacing the battery upon receiving such an alert.
3. Proof of Burglary
- The customer must provide a police report confirming the burglary, including the date, time, and details of unauthorized entry into the property.
- The burglary must involve physical intrusion into the property. Breaking open a window, door, or gate without entering the property does not qualify as a burglary under this guarantee.
- The burglary must be visible on video footage or images from the cameras or photocameras installed by JEPA Best Products SL, including the sound of the activated siren. Without this footage, no compensation is possible. The customer must provide this footage for verification.
4. Damage Amount and Compensation
- The guarantee only compensates for damage due to theft of material goods (household contents), as described in the police report, with a documented value. Stolen cash, financial assets, or intangible losses are excluded.
- For installations with an invoice amount of €2500 (excl. tax) or less, the maximum compensation is €500. If the value of the stolen household contents is less than €500, only the actual damage amount will be compensated.
- For installations with an invoice amount exceeding €2500, (excl. tax) the maximum compensation is €1000. If the value of the stolen household contents is less than €1000, only the actual damage amount will be compensated.
- The value of the stolen goods must be specifically stated in the police report.
5. No Sabotage
- There must be no evidence of sabotage, deactivation, or improper use of the system by the customer or third parties. This includes ignoring sabotage alerts, including jamming, power failure, or offline alerts, or failing to comply with the maintenance guidelines.
6. Exclusions
- The guarantee does not apply if the burglary was caused by the customer’s negligence, such as leaving doors, windows, or gates open, ignoring sabotage alerts (including jamming, power failure, or offline alerts), failing to check camera footage, non-compliance with the maintenance guidelines, unauthorized modifications to the environment, failure to replace a low or nearly depleted battery in a timely manner, or incorrect configuration of the smartphone for alerts.
- Burglaries resulting from natural disasters, acts of war, or other force majeure situations are excluded.
7. Claim Procedure
- Notify JEPA Best Products SL of the burglary within 24 hours via phone, email, or WhatsApp.
- Submit a written claim within 60 days, including the police report, invoice stating “€1000 Guarantee granted, installation compliant with conditions”, video footage or images with siren sound, proof of received sabotage alerts (including jamming, power failure, or offline alerts) and demonstrable action within a few minutes (if relevant), system log files, and other required documents.
- JEPA Best Products SL reserves the right to investigate the claim, including verification of the system status, installation configuration, video footage, power supply, battery status, maintenance history, environmental modifications, smartphone settings, and any sabotage, power failure, or offline alerts.
8. Limitation
- The guarantee is limited to one claim per customer.
- The total liability of JEPA Best Products SL under this guarantee is €1000 (incl. tax) per claim for installations exceeding €2500 (excl tax) and €500 (incl. tax) per claim for installations of €2500 (excl. tax) or less, as specified in section 4.
9. Validity Period
- The guarantee is valid for 2 years from the installation date of the outdoor detection system. If no maintenance is performed within these 2 years, the guarantee expires exactly 2 years from the installation date.
- To extend the guarantee, the customer must contact JEPA Best Products SL at least once a year to schedule a maintenance visit. The costs of this maintenance are determined per visit by JEPA Best Products SL, depending on the system size (property size) and the nature of the maintenance, and will be communicated to the customer at the time of scheduling. If a maintenance visit is performed within the 2-year guarantee period, the guarantee is extended to 1 year from the date of that maintenance visit. Each subsequent maintenance visit within a year of the previous visit extends the guarantee by another year. If no maintenance is scheduled, the guarantee expires exactly after the initial 2 years or after the extended period of the last maintenance visit. This maintenance structure complies with Spanish legislation (Royal-Legislative Decree 1/2007), ensuring customers are informed of maintenance costs and obligations in a timely manner.
